Rainwater from two adjacent properties, positioned at a higher altitude, began to flow into their garden and seep beneath the foundation of the house. This undesirable intrusion caused damage to the flooring, promoted rising damp, and triggered mould growth within the property, jeopardising the integrity of recent renovations.

How Do You Identify the Source of Water Ingress?

The issue arose from both surface runoff and subsurface water flowing downhill from the back and side gardens of neighbouring properties. Without an effective drainage system to intercept this influx, the water was forced to flow underneath the house.

Developing an Effective Drainage Solution

CS Plumbing devised and installed a gravity-fed French drain system specifically designed to collect and redirect water before it could compromise the home’s foundation.

The project comprised several integral components:

A French drain system meticulously engineered to gather surface and subsurface water from neighbouring properties, directing it through gravity to a concrete pit.
A 100mm PVC pipe extending from the pit to the curb, equipped with strategically drilled holes in the curb to ensure effective discharge.
Three new, larger-diameter Colorbond metal downpipes replacing the original smaller pipes, connected to new 100mm PVC piping leading to the curb.
A retaining wall system constructed along the boundary using concrete sleepers and galvanised steel posts, with auger holes drilled using an excavator to form a robust barrier to hold back the adjacent garden.
Efficient on-site soil removal, facilitated by a dumper for improved site management.
